Pension Funds Give Real Estate A Hard Look
|
Over the past several years, pension funds have incurred big losses in real estate private equity investments made before the economic downturn. There are many signs that funds are returning to real estate, according to an article in the April 28, 2010 edition of The Wall Street Journal.
While some institutional investors are making large bets in less risk-averse real estate investments and avoiding leverage, some pension funds are planning on investing billions of dollars in highly leveraged opportunity funds that suffered big losses in the downturn. In 2010, it is estimated that pension funds will pour $34 billion into real estate which is double the amount for 2009. Pension fund executives say they are rebalancing portfolios to include real estate so they can take advantage of what they perceive as real opportunities in the market place. The focus is less on riskier “core” deals and more on selecting the right strategy and partners going forward.
In summary, it appears commercial real estate has turned the corner and is now becoming an attractive investment alternative for pension funds, real estate investment trusts (REIT’s) and institutional investors.

Centra Partners announced today that Jeffrey Day was awarded the Certified Commercial Investment Member (CCIM) designation by the CCIM Institute, one of the leading commercial real estate associations in the world. Following comprehensive examinations in New Orleans in April 2010, Jeffrey was among a select group of 272 professionals worldwide awarded the CCIM designation.
The CCIM designation is awarded to commercial real estate professionals upon successful completion of a graduate-level education curriculum including 200 hours of classroom hours addressing financial analysis, market analysis, user decision analysis and investment analysis. Candidates are also required to present a portfolio of qualifying industry experience. During the history of the international program, which was founded in 1969, 15,000 commercial real estate professionals in the U.S., Canada, Mexico, Asia and Europe have earned the CCIM designation. CCIM's are recognized experts in commercial real estate brokerage, leasing, asset management, valuation and investment analysis.
